iii. The Real Estate Lifecycle

Asset Stabilization

The stage at which a property achieves consistent occupancy, predictable cash flows, and normalized operating performance.

Construction Phase

The stage during which a property is physically built or substantially renovated according to approved plans and specifications.

Development

The process of transforming land or existing structures into a new or significantly improved real estate asset.

Disposition

Leasing Phase

The process of securing tenants and executing lease agreements to generate income from a property.

Repositioning

Strategic changes made to a property’s use, tenant mix, design, or operations to improve performance or value.

Capital improvements made to upgrade, modernize, or extend the useful life of a property.

Site Selection

The evaluation and selection of land or existing assets based on location, market demand, and development feasibility.
